We wouldn't start with the kitchen.


At the $2M price point on the Central Coast, beautiful finishes are expected. They're not necessarily what creates lasting value.


We'd start with the location and the land.

The things you cannot change

Is the property in a location that will continue to be desirable five or ten years from now? Does the lot offer privacy, views, usable outdoor space or something genuinely difficult to replicate?


Then we'd look closely at the things that are harder to change: the setting, floor plan, orientation, neighborhood and what surrounds the property.

The unglamorous details that decide the experience

On the Central Coast, we'd also want to understand the less glamorous details before falling in love with the house. Insurance, coastal considerations, water, septic or sewer, solar, zoning and future development nearby can all materially affect the ownership experience.


Only then would we get excited about the finishes.


A beautifully renovated kitchen can be changed. You can't renovate a location. You can't add privacy to a lot that doesn't have it. And you can't manufacture an ocean view.


At the luxury level, the best purchase isn't always the most impressive house. It's the property with the combination of qualities that will be difficult for the next buyer to replace.


That distinction matters. And it's one of the reasons local market knowledge becomes increasingly important as the price point rises.
