August Market Stats: A Closer Look at the Central Coast

The August numbers for the San Luis Obispo County real estate market tell an interesting story.
Compared with August 2025, the countywide median sales price was essentially flat at $899,000, while the number of closed transactions was down 9.8%.
But look a little closer and the picture changes.
Pismo Beach. Median sales price reached $1.43M, up 13.3%.
San Luis Obispo. Median sales price climbed to $1.22M, up 13.7%.
Arroyo Grande. Median sales price jumped to $1.35M, up 12%.

The Central Coast isn't one market
Pismo Beach, San Luis Obispo and Arroyo Grande are showing a very different level of price strength than the broader county numbers suggest. That contrast is worth paying attention to.
For buyers, that means opportunities still exist, but understanding which neighborhoods and price points are seeing the most competition matters.
For sellers, it is a reminder that a countywide statistic doesn't tell you what your home is worth. Location, condition, presentation and pricing strategy can make a significant difference in how your property performs.
